When choosing the perfect property for you, it is essential to decide its destination: to live there, rent or invest?

If you are planning to buy a house to live in, the most important goal is the safety and comfort of you and your family. Choosing the area in which to buy a house is the first step. It will therefore be necessary to evaluate the safety of the area, the distance from the work area, from schools and educational areas if you have children, the connection with the rest of the city, commercial areas, recreational areas.

If you are an investor, establish the reference market, i.e. who you want to rent the property to: students, new families, consolidated families, singles, etc. Based on this, select the areas where that type of market is located (areas where there is a strong demand for work, proximity to schools or universities, places for leisure, etc.)

It's also important to look at statistics about changes in property prices in the area so you know if you'll be able to make a profit once you decide to sell it in the future.

If the area and the exterior of the property interest you, make an appointment with the real estate agent or the owner for a first visit.

During your first visits, take the following into account:

* The general conditions of the property, the year of construction or renovation, the state of the systems.

* The exposure of the house and sunlight, a factor that affects the temperature, air circulation and the presence of humidity.

* The presence or absence of a garden, a parking lot, a cellar or a pertinent attic.

* The distribution of spaces, if you intend to make changes, evaluate if the house lends itself to changes.

It will also be necessary to pay attention to the state of the walls with the presence of possible cracks that can hide fragility and problems.
