Increase the value of your property

To get more from the sale of your home, you need to increase its value before putting it on the market; this is possible through interventions (both large and small) that can actually make a difference on the value and on the final price:

● Renovate facilities and improve energy efficiency

● Change the fixtures and flooring.

● Paint walls and ceilings. The latter must be clean and uniform in colour. If they have mold spots or signs of old infiltrations, it is good to paint.

● Clean and tidy the property impeccably

● Choose the best lighting. Lighting is an important visual factor. Nobody wants a dark house, so you need to make the most of natural light, and when this is not possible, you can dim the lights and leave them on. Light colors are more useful, because they allow you to better appreciate the actual space. Conversely, dark colors do not facilitate the view of the house.

● Maintain the garden. If you have a garden, the lawn will need to be cut and maintained; trees and hedges will also need to be pruned.

● Eliminates odors. Smells such as smoke, pets or incense can be unpleasant for visitors, therefore they must be eliminated. It's important to note that if you smoke or have pets, chances are you're used to smells, which will make it difficult for you to spot them easily. For this reason, it is useful for an external person to evaluate that the house smells good before proceeding. Before the visit begins, prepare a coffee or bake some cookies, these are welcoming smells that always evoke good memories.

● De-personalize environments. Remember that the buyer must be able to imagine living in that property. No one would feel comfortable with the tastes and memories of the previous owner. Therefore, you will have to remove paintings, family photos, personal items, etc.

● Make areas of the property feel spacious. Remove furniture that takes up too much space, we don't want to show accumulations of useless objects, but the potential space. It is therefore necessary to pack personal items, which will also help you become aware of the fact that you are selling a house and prepare yourself psychologically.
