DENIS ANDRIAN
As we mentioned earlier, selling a property requires commitment, time and availability, and for everything to go smoothly, the best thing to do is rely on a real estate agency. The real estate agent acts as an intermediary between the seller and the buyer, finding a way to match everyone's interests.
Among the advantages that an agent can offer during the sales process:
Market knowledge.
A good agent knows all areas of the city, their dynamics, the characteristics of the people who live there, and is always updated on the real estate market conditions.
Promotion
The agent assists you in promoting the property in the right way and in taking care of various aspects, such as the composition of the ad, the description of the property, the choice of photos. Dedicate time to human relationships, managing phone calls and various requests. The agent then finds most of the buyers thanks to his contacts with other real estate agents, previous clients and acquaintances, and has an archive of clients potentially interested in your property (the databases).
Visits
The agent knows the needs of the buyer customer, and on the basis of this, he will be able to manage the visit, highlighting the strengths of the property that arouse the most interest, and will propose any solutions to adapt it and satisfy his precise needs.
During the visits, it is advisable that you are not present, the buyer will feel more free to express his opinions with the presence of the agent alone, especially if he does not like something.
Documentation
Any real estate negotiation implies an accurate analysis of the documentation relating to the property. During the various phases of the sale, the real estate agent first checks the documents, and if something is missing, he reports it in time, allowing you to remedy and/or complete the documentation, or helps you to recover what is necessary through the professionals with whom collaborates (surveyors, architects, notaries).
